Methodology
- Source: Active Sham Aqar listings alone. The figures exclude deals registered with the land registry offices and listings published on other platforms.
- Median, not mean: The median is shown with the lower and upper quartiles beside it, because one listing at an odd price moves the mean and does not move the median.
- Minimum of five listings: No figure at all is published for a category below that.
- Price per m²: Computed from built area only, so land and farms drop out of it automatically — their size is recorded in a separate field.
- Currency: US dollars, to keep the comparison readable across the lira's change of issue in early 2026.

- Where do the figures in the Syria property price index come from?
- They are computed from the active listings published on Sham Aqar: the median asking price and the median price per square metre for each governorate, property type and purpose (sale or rent). The values update automatically with every new listing.
- Are these actual sale prices?
- No. These are asking prices on live listings, not completed sales and not a formal valuation. The final price on any property is settled by negotiation, after seeing it and its paperwork.
- Why are the prices shown in US dollars?
- Because the Syrian lira was replaced in early 2026 by a new issue with two zeros dropped, so any lira series spanning that date needs an explanation longer than the series itself. The dollar keeps the comparison readable across periods and governorates.
- Why are some governorates missing from the table?
- No figure is shown for a cell holding fewer than five priced listings. A median taken from two listings is not an indicator of a market, and a number that gets published is a number somebody will quote.
- Why the median and not the average?
- Because one listing at an exceptional price is enough to pull the average away from reality in a governorate with a few dozen listings, while the median moves by a single rank. The lower and upper quartiles are shown with it so you see the spread rather than one point.
- Why is land left out of the price per square metre?
- Because land and farms record their size in the land-area field rather than the built-area one, so they fall out of the price per square metre automatically. Comparing a metre of farmland with a metre of an apartment means nothing.
